The Property
Ping Wali was developed on a 3,000 square meter (32,000 square feet) plot of prime riverfront land, with over 2,900 square meters (30,000 square feet) of internal area.
Ping Wali consists of two separate four story residential buildings in traditional Northern Thai Lanna architectural style and materials, with 23 individual units. The actual usable space of the units ranges in size from 80 square meters (860 square feet) to 150 square meters (1,600 square feet), with an average unit size of 120 square meters (1,300 square feet).
These units are not only large for Chiang Mai, they also have been constructed according to very high standard design specifications, with the highest quality materials. Each unit has its own individual entrance and parking space, as well as its own unobstructed view of both the river and the mountains, a unique and highly desirable feature in Chiang Mai.
The buildings are constructed with reinforced concrete foundations under-pinned by 15-meter deep-bored concrete piles to ensure structural stability. In addition, a 12-meter deep retaining wall along the Ping River bank is made of reinforced concrete to strengthen and protect against land erosion and flooding. Vintage seasoned teak wood decoration and tempered window glass is used for the external architectural work. Each unit includes unique views, walk-in closets, modern bathrooms, as well as “smart wood” waterproof floors. Also, individual air conditioning, water heating and electric controls provide unit-specific maintenance for convenience.
Owners and tenants have access to two dipping pools, a lap pool, a private lawn, garden and riverbank beach on the property. Also, easy access to a gourmet Thai restaurant, coffee house, health club, swimming pool and spa facilities across the river at the 5 star Sib-San Luxury Hotel Rimping. This private, yet accessible location is unique in Chiang Mai.
All new construction along the river in Chiang Mai will be subject to height restrictions and will be required to incorporate northern Thai Lanna architectural style in order to maintain the Ping River’s unique aesthetic.
